Straight answers to the questions that matter.
Get clear answers about direct homebuyers, offers, repairs, closing timelines, and inherited properties.
Do I have to make repairs before requesting an offer?
No. You can tell us about the home as it is today. Repair needs, occupancy, title issues and local market conditions can affect whether an offer is possible and its amount.
Is requesting an offer free?
Yes. There is no fee to submit an inquiry or discuss whether your property may be a fit. Any transaction-related costs, if applicable, will be disclosed in the proposed written agreement.
Am I obligated to accept an offer?
No. Requesting or reviewing an offer does not require you to accept it. You can compare it with selling through a real estate professional or keeping the property.
How do you determine a purchase offer?
A direct buyer typically considers nearby comparable sales, property condition, repair costs, holding costs, closing expenses, expected resale value and risk. The offer may be lower than a conventional listing price in exchange for the convenience of an as-is sale.
How quickly can the sale close?
It depends on title, occupancy, property condition, due diligence, financing arrangements if any, and other transaction details. We will discuss your desired timing and put any agreed closing date in writing.
Can I sell a house I inherited?
Potentially. The authorized owner or representative must have the legal authority to transfer it. If probate or an estate proceeding is involved, work with an Illinois real estate or probate attorney.
Can I sell with tenants, liens, or unpaid taxes?
Some properties with tenants, liens or unpaid taxes may be considered, but each situation requires individual review, and the parties must address title and legal obligations before closing.
Do you purchase homes throughout Chicagoland?
We welcome initial inquiries from Chicago, Oak Lawn, Orland Park, Tinley Park, Homer Glen, Lockport, Lemont, Joliet and nearby suburbs. Service availability depends on the particular property.
Do you purchase the house directly?
Our goal is to evaluate properties for a direct-purchase solution. The legal identity of the buyer and any involvement of partners must be fully identified in the proposed written agreement before you sign.
Will you match a Zillow or Zestimate value?
Online estimates are reference points, not offers. Condition, access, repairs, comparable properties and sale terms all influence the actual value and any purchase offer.
Will I have to pay an agent commission?
If you sell without a listing agent, you generally would not pay a listing commission, but any existing broker agreements and other costs still matter. We will describe the actual financial terms in writing.
Is selling to a cash buyer always the best choice?
Not necessarily. Listing through an agent can sometimes produce higher net proceeds, while a direct purchase can offer a more convenient path. We encourage comparing your options before deciding.
